Mount Martha
SMART Business Solutions and Lauren Wild of Area Specialist & Mornington Peninsula Magazine invite you to a joint evening briefing on the 2026 tax reforms for residential property investors, plus residential and commercial market updates from two local experts.
Two measures from the 2026 Budget take effect on 1 July 2027. One limits negative gearing on established residential property. The other replaces the 50% capital gains tax discount with an inflation adjustment.
Whether either applies to you depends on when you bought, and a great deal of the published commentary has been wrong on the detail.
Lauren Wild (Area Specialist) will co-host the evening and give you a live read of the residential market, while we've also invited one of the Peninsula's most active commercial agents, Michael Crowder (Nichols Crowder Commercial), to cover commercial property.
Two changes, both from 1 July 2027: negative gearing losses can no longer offset your salary, and the 50% CGT discount is being replaced with an inflation-based adjustment. Shannon walks through what's actually changed, the two dates that matter, what it costs in real terms, and where the new-build exception fits in.
You'll walk away able to:
A local, on-the-ground read of the residential market from an agent who works it every day, what's happening with prices, demand and stock levels across the Peninsula right now, and how you can benefit from an investment perspective.
What's happening in commercial property locally, yields, vacancy, and where the opportunities and risks currently sit for investors.
