Jointly presented by SMART Business Solutions and Lauren Wild of Area Specialist, an evening briefing on the impact of the 2026 Federal Budget tax reforms for residential property investors, plus live residential and commercial market updates from two local experts.
Thursday 29th October 2026 | 5:30pm–7:30pm | $20pp — 100% donated to Mornington Community Support Services | Mt Martha Lifesaving Club, Mount Martha
Two measures from the 2026 Budget take effect on 1 July 2027. One limits negative gearing on established residential property. The other replaces the 50% capital gains tax discount with an inflation adjustment.
Whether either applies to you depends on when you bought, and a great deal of the published commentary has been wrong on the detail. We
will walk you through what's actually changed, the two dates that matter, what it costs in real terms, and where the new-build
exception fits in.
We've also invited one of the Peninsula's most active commercial agents to give you a live read of the market itself: Michael Crowder (Nichols Crowder Commercial) on commercial property.
Brought to you jointly by SMART Business Solutions and Area Specialist, this session is for anyone who owns a residential investment property, is considering buying one, or advises family members who do. No tax knowledge assumed!
General information only. Not personal tax, financial or legal advice. Nothing will be sold and no personal recommendations will be made during the session.
